No. Cost and market contribution are different. Buyers may discount work they dislike, over-improvement, incomplete permits, workmanship risk or a changing market. Use matched closed comparables and independent local review.

Which repairs should come first?+

First separate active safety/damage, legal or permit issues, transaction blockers and system failures from optional finish work. Protect the property first; then compare each scope item’s cost, time, uncertainty and likely buyer impact.

How much contingency should I use?+

There is no universal percentage. Intrusive work, an older house, incomplete diagnostics, additions, prior unpermitted work, supply uncertainty and occupied conditions increase risk. Price known scope separately from unknown-condition reserves.

Can a contractor tell me what the repaired house will sell for?+

A contractor can price and explain construction. A value claim should be supported by relevant market evidence and, when appropriate, qualified real-estate or appraisal professionals. Never let an unsupported resale promise justify a binding construction contract.

Do I need a permit for cosmetic work?+

Some general repairs may be exempt, while remodel, structural, roofing, foundation and trade work commonly require permits or licensed trades. The property’s jurisdiction and exact work control. Confirm before starting.

Is the lowest contractor bid the best?+

Not until every bid is normalized to the same scope, specifications, permits, allowances, exclusions, timeline, cleanup and closeout. Verify applicable registrations/licenses, insurance, references and complaint history.

When should I pay the contractor?+

Use a written milestone schedule tied to verifiable work and required inspections. Texas consumer guidance warns against paying in full before completion and highlights lien exposure when subcontractors or suppliers are unpaid. Obtain qualified advice for the contract and releases.

Do repairs increase my tax basis?+

IRS Publication 523 distinguishes qualifying improvements from maintenance and repairs, with exceptions for repair-type work inside an extensive restoration. Insurance reimbursement, credits, prior rental/business use and removed improvements can change the calculation. Keep records and obtain tax advice.

Should I file an insurance claim before repairing damage?+

Protect the property from further damage and document conditions, but coverage, deductibles, claim history, lender involvement and approved scope matter. Follow the policy and Texas Department of Insurance guidance; do not promise coverage in the project budget.

Does an as-is sale mean I can hide defects?+

No. Contract wording does not erase applicable disclosure, fraud, title, code or other duties. Property facts and the transaction structure matter. Use qualified legal and real-estate advice for the specific sale.
